Portugal’s short-let sector has matured significantly over the past decade. The regulatory framework has tightened in Lisbon (through the RMAL and the Alojamento Local regime), which has reduced supply in the most constrained urban areas while demand has continued to grow. For owners with existing AL registrations in restricted zones, or with properties in coastal and rural areas where regulation is lighter, the current market conditions are favourable.
The guest profile seeking short-let villas in Portugal has also evolved. The market in 2026 is not primarily budget travellers looking for cheap alternatives to hotels. It is international families and groups, often from the UK, Germany, the Netherlands and Scandinavia, seeking properties that offer space, outdoor amenity and quality, in locations that combine natural environment with good food and cultural interest. What Owners Can Expect
The first step is a conversation, not a contract. We assess the property, the location and the owner’s expectations before we agree to manage anything. We turn down properties that are not suited to our guest profile or that would require us to misrepresent them to achieve bookings. This is not common among property managers, but it is what makes the arrangement work for everyone over time.
Onboarding takes between two and four weeks, depending on whether the property requires photography, minor preparation work or regulatory steps. Once a property is listed, the first bookings typically arrive within the first two weeks for properties in our established markets. We manage owner expectations carefully at the outset: the first season is a calibration period, and income projections improve as we accumulate data specific to your property.
Owner access to the property for personal use is accommodated within the booking calendar. We ask owners to block personal stays in advance rather than removing guests already booked, and we plan around known owner travel patterns. Most owners find that managing personal use through the calendar is straightforward once the system is in place.

Alojamento Local (AL) is the Portuguese licensing regime for short-term residential lettings. All short-let properties in Portugal require AL registration. In Lisbon, the RMAL (Regime Municipal do Alojamento Local) places additional restrictions on new registrations and transfers in designated containment areas (contenção areas), particularly in the historic centre. Outside Lisbon, the national framework applies and registration is generally more straightforward. Curated Property advises on AL requirements as part of the onboarding process and can manage the practical steps of registration within our scope.
What types of property do you manage in Portugal?
In Lisbon we primarily manage premium apartments and townhouses. On the Oeiras and Estoril coast we manage villas with pools and gardens. Near Ericeira we manage coastal and countryside villas within driving distance of the surf reserve. Properties in our portfolio share a common standard: they are accurately described, well maintained, and suited to the guest profile we attract. We do not manage properties that require us to overstate their quality or that we cannot maintain to a consistent standard.
How is the management fee structured?
Curated Property charges a percentage of rental income rather than a fixed monthly fee. This aligns our interests with the owner's: we earn more when the property performs well, and we are not incentivised to accept bookings at below-market rates simply to maintain occupancy. The precise percentage depends on the property type, location and scope of management required, and is agreed before the management arrangement begins. There are no hidden fees; costs are presented transparently in the monthly owner report.
How long does it take to get a property live and receiving bookings?
Onboarding typically takes two to four weeks. This covers the initial property assessment, professional photography, listing creation across platforms, any minor preparation work identified during inspection, and (where required) confirmation of AL registration status. Once live, properties in our established markets (Lisbon, Oeiras coast, Ericeira) generally receive their first enquiries within the first two weeks of the listing going live, though seasonal timing affects how quickly the first booking is confirmed.
